Once you have identified a prospective property, Michael Hardy Lettings will arrange for you to view the property, at a time to suit you which may be an evening or weekend subject to the Landlords or tenant in residence permission. The majority of the viewing appointments are accompanied by us, so that we will be able to provide immediate advice and answer any questions you may have.
Having selected a property, at this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
Once you have decided to rent a property Michael Hardy Lettings charge an administration fee to cover the references and credit checks & to produce the Tenancy Agreement, upon completing the reference application form(s) Michael Hardy Lettings will send the completed form(s) to the reference agent. The process takes about 2 – 3 working days on average to complete.
Once we have received satisfactory references Michael Hardy Lettings will confirm the date you wish to move into your new home and make arrangements for a professional Independent Inventory clerk to check you into the property using a prepared inventory. The cost of the check in appointment is paid by the Landlord.
Prior to the day you move in you will be required to pay one months rent in advance and a security deposit. This is normally equal to one and a half month’s rent. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation where applicable.
The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy an independent Inventory clerk, will check the property in the presence of the tenant and assess any damage. The cost of the check out appointment is paid by the tenant and invoiced at least 2 months in advanced where possible.
Rents are normally quoted on a calendar month basis. Your rent is paid by standing order in advance and is calculated per calendar month. Michael Hardy will request that the Standing Order Mandate provided is completed on or before the commencement day of your tenancy.
